Pensacola Beach Communities
BAHIA PAZ
Bay Watch - A mid-rise mostly vacation homeowner condominium complex on the Santa Rosa Sound (The bay side of the street), a short walk from the white beach and the Gulf of Mexico. There is a private community pool and a beach on the sound perfect for playing water sports, addleboarding and kayaking. The entrance to Historic Fort Pickens is less than .2 miles away. Visit on bicycles or walk the island on foot. Nearby Gulf Front picnic area. Walk to Peg Leg Peteís restaurant or take a short drive to other Pensacola Beach restaurants, shopping and entertainment.
BEACH CLUB ON THE GULF - The Beach Club is an architectural work of are with a timeless Caribbean flair directly on the beach and Gulf side of the road. The developers insisted on quality construction with the all concrete building and installed commercial quality glass and door frames throughout. Condos come with view of the Gulf of Mexico and the Intercoastal Waterway. There is a spa on the first floor which includes a health and fitness club and is about 12,000 square feet. This facility features customized body treatments, facials, massage and other world class salon experiences. There is high end fitness equipment and a separate area for fitness classes, an indoor lap pool and whirlpool spa, dry sauna and steam room in both men's and lady's lounges.
BEACH CLUB TOWERS - All of the above, plus even better views from the condominium units.
BOARDWALK
CALLE HERMOSA - a cul de sac of single family detached homes on private lots on the beach side of the road and less than one block and all steps from the beach. Private residences on a private street and of mostly newer construction. Very close to the end of the current residential district and away from the hustle of the "downtown" area of Pensacola Beach. (At the east end, close to Portofino high rise condo resort) The beaches here are pretty private and you'll not find any people other than the homeowners who live on this street using the beach.
Deep Water Cove - Across the street from the beach on the Gulf of Mexico and on Little Sabine Bay (on the Bay side of the road). Community pool and nearby water sport rentals and fishing charters. Close to the Pensacola Beach Fishing Pier and the Boardwalk. Typically 2 bedroom 2 bath with balcony condos. Make good rentals because of the location.
DELUNA POINT - Single family homes across Ft Pickens road from the Gulf Beach. (On the bay side). THERE IS PLENTY OF SANDY BEACH WITH A PRIVATE BOAT DOCK. DELUNA POINT IS A GATED COMMUNITY WITH A POOL, COMMUNITY DOCK,
EMERALD DOLPHIN - One of the top high rise condominium complexes on the bay side of the island directly across the street (On the bay side of the street) from a white sand beach on the Gulf. Views in both directions from balconies.
EMERALD ISLE - High rise condominiums directly on the Gulf and with the beach out the door, in the center of the island within walking distance to shops, restaurants, nightlife and all the things you want for your family on Pensacola Beach.

LA BAHIA
LA CARIBE - condos and single family homes within walking distance to the commercial section of Pensacola Beach. On the Bay side of the road. Walk across the steet to casino beach and the Pensacola Beach Pier. Convenience stores, restaurants, nighclubs, shops are all less than a 5 minute walk from homes in La Caribe.

PALM BEACH CLUB - The last complex of condominiums prior to the Ft Pickens section of The National Seashore. Complex is on the Bay side of the road but has a beach on the bay adjacent and is just across the road from an undeveloped Gulf beach. Both bay and Gulf beaches within a 1 minute walk from all the homes at Palm Beach Club.
PORTOFINO - one of the premium properties on Pensacola Beach and on the bay side of the road with a semi private beach on the Gulf less than a 4 minute walk (across the road.) Resort includes fabulous private dining, European Spa and Lifestyle Center, 5 Rubico clay Tennis courts, Outside Bar and Grill, 8 heated swimming pools, boats, kayaks, surfboards and its own parasail boat! Golf awaits you at nearby Tiger Point and the boat trip to the greens make this a most pleasurable experience.
PORTSIDE CONDO Villas - PRIVATE BEACH HOMES PLUS THINGS THAT CONDOS OFFER LIKE .....MANAGEMENT, MAINTENANCE, UPKEEP OF POOLS, TENNIS COURTS, LANDSCAPING AND SHARED INSURANCE COSTS.
REGENCY CABANAS - townhomes ... most have 4 bedrooms, 2.5 baths, double garage, and a large deck ... some overlooking a pond adjacent to one of two pools. Regency Cabanas is one of the few town home communities in Pensacola Beach right on the Gulf of Mexico where you do not have to croass the road for beach access. The community has 2 pools, one is an infinity pool and is on the front / street side of the community. While the beautiful, emerald clear Pensacola Gulf front water is on the other side. The island has a bike path, a runnerís path and a summer in season trolly .. all of which run right by the community.

SANS SOUCI - Directly on the Beach. No walking across any roads, just walk out your door to the sand of the Gulf. Also, directly across the street from Peg Leg Pete's ond of the islands most popular restaurants. Avoid the parking predicament. Buy a condo here and walk over to Pete's.
Santa Rosa Dunes
SANTA ROSA TOWERS - 4 four units per floor. Elevators. These condos rent well but have a weekly rental restriction. This gated community has an exercise facility, tennis courts, community room, swimming pool overlooking the Gulf and on site management. A bike path runs in front of the pool, and there is a marina is within walking distance. These condos are on the bay side of the road, but directly across from an undeveloped white sand beach on the Gulf.
SEASHORE VILLAGE - community dock and access to sound front beach and across Ft Pickens Road from the gulf beach. The neighborhood is rent restricted only allowing owners and long-term rentals making it a very private and a prestigious place to live on the beach.
SOUTH HARBOUR - spectacular sunsets and views of Little Sabine Bay and deep water boat slips. Across the street from the Boardwalk with shops, nightclubs, restaurants. This is the epicenter of Pansacola Beach. Impossible to get closer to the action. Bands on the Bay, and community center activities within 2 minutes.
STARBOARD VILLAGE - Directly on white sands and beach. No crossing road.
Tristan Towers and Villas - This gated community offers an olympic-sized pool, two tennis courts and clubhouse for entertaining. Across Ft Pickens Road from the Gulf beach.
Tristian Towers Condominium
VERANDAS - the ultimate in luxury living on Penacola Beach. In the heart of the village with views of Gulf, Sound, Quietwater sound, and Little Sabine Bay. A private gated condominium building with just 2 - 2100 s.f. units per floor and 36 homes total. It has underground parking, a pool deck, modern workout center. The building is all concrete construction and located within a minute of shops, convenience store, many restaurants, nightlife and watersports.

VILLA SABINE - This complex is less than 1/2 mile from Jimmy Buffet's Magaritaville Hotel, Peg Leg Pete's Restaurant and near enough to the the Boardwalk on Pensacola Beach that you could take the long walk to get there. These are Townhouses on Ft. Pickens Road between the road and the bay on the west end of the beach. Most are 2 bedroom / 3 bath unit (some waterfront) with a extra room that could be used as a small 3 rd bedroom. The complex is on Little Sabine Bay where you can keep a small boat or kayak in back of the units. The Gulf of Mexico and the powdery white sand beach is across the street via public access. Many have views of Sabine Bay and Pensacola Sound from the balconies on the second and third floor. They are within walking distance to the main business district on the beach with shopping, entertainment, and restaurants. A bicycle path runs along Ft. Pickens Road from the business areas past these condos to the entrance to Fort Pickens.

Most were built circa 2008. There are sliding glass doors to a balcony off the living area for enjoying the breezes off the water. Most have two bedrooms with baths on the third level. Most master bedrooms have sliding glass doors to a balcony. This bedroom is big enough for a king sized bed and has a master bath. A nice sized second bedroom with a queen bed also has a separate bath and sliding glass doors to a small balcony. On the second level there is a room that could serve as a small 3 rd bedroom and has a bath with a shower. Many have sofa sleeper in the living area on the second floor. Most first floors are a garage with a garage door at each end. Besides parking for cars, there is storage space for all the beach toys and equipment, surfboards, kayaks, etc. . Most have a stackable washer and dryer.

VILLA SEGUNDA - Private single family residences on lots, a little out of the way of the glare of the nightlife, but still within walking distance to shops, restaurants, nightlife and most Pensacola Beach activities. Prices range from the least expensive on the island to the most expensive on the island. Some are ground level homes and some are raised. Some have private pools. There is a high percentage of rentals in this section of Pensacola Beach. Homes are on both the bay and Gulf side of Via De Luna street.
VILLA PRIMERA - Within walking distance of restaurants, shopping and night life. Bordered by Avenue 10 and Avenue 13 on both sides of Via de Luna. Single family homes on lots, some beachfront, some bay front. Lots of rentals, but also a great place for a family vacation home.. EVERYTHING is within walking distance.
VILLAS ON THE GULF
WHITE SANDS - Luxury oceanfront 4 bedroom / 3 bathroom townhouses private elevator that can sleeps up to 14. On the main living floor which is the second floor of the home (of three) are typically kitchens, a living area, dining area, full bathroom, and bedroom 1 of 4 with access to a private balcony. On the top floor which is the third floor, are the master bedroom with access to a private balcony plus adjoining master bathroom, then bedrooms 2 and 3 with access to a shared balcony and the 3rd full bathroom. Directly on the Gulf beach.
WINDJAMMER - timeshare. This complex is waterfront and situated on the Pensacola Beach. There is a gas grill to BBQ. Activities include a Swimming pool. The complex is in the heart of Pensacola Beach...everything is within walking distance. Two seconds to the beach.
